We sign an agreement to split the Assignment Fee only if we find a buyer.

And you continue to do whatever you choose to do to get it sold.

Then it is just a matter of whoever gets the buyer first!

This really easy to do:

1) Joint Venture (Co-Wholesale) Agreement: This is a 1 page agreement. It shows the 50/50 Assignment Fee split if we find a buyer. It automatically expires in 21 days if we do not find a buyer. It also allows you to continue finding a buyer.

2) Purchase Agreement: This is your signed Contract that you already have with the seller/owner. It is what you intended to use for the sale anyway.

Once both documents and pictures are sent to us with the form found on this page filled out and submitted, we will send the home out to everyone on our list. You will still be in control of all contact and communications with the seller. We will handle everything with the buyer/s. If they want to negotiate, or make any kind of change to the price it will have no effects on the agreed upon amount of your Assignment Fee. Once they agree and sign, everything is sent to whoever is going to do the closing. Most of the buyers on our list already have people they prefer.

In The Case That We Never Secure A Buyer The Co-Wholesale Agreement Automatically Expires On A Set Date.
